Our Services
Our inspections are performed with great care and attention to detail.

Pre-Purchase Inspections
A buyer’s inspection will help you decide if a home is right for you, and avoid homes that have substantial and costly defects.

Pre-Listing Inspections
A pre-listing inspection is a professional examination of a property that is performed before the property is put on the market for sale.

New Construction
Newly constructed homes need an objective third-party to inspect. The city or county inspectors often don’t catch everything, but we’ve been trained to have a keen eye for anything that could compromise a new home’s lifetime or safety.

11 Month Warranty Inspections
Just because your home is new, doesn’t mean it is defect-free. At your 11-month mark, this may be your last chance to take advantage of your warranty!

Pool/Spa Inspection (INCLUDED FREE)
We’ll inspect your pool thoroughly–from filters and pumps to plumbing and heaters–to identify any issues and provide appropriate recommendations.

Windstorm Mitigation Inspection
A wind mitigation inspection can help homeowners fortify their homes against wind damage, resulting in potential insurance discounts, increased safety, higher resale value, and peace of mind. This specialized home inspection evaluates a property’s ability to withstand strong winds and tropical storms.

4-Point InspectioN
A 4-Point Inspection is a basic evaluation of four critical areas of a home—the HVAC systems, the roofing system, the electrical system, and the plumbing system. This inspection is often required by insurers before they’re willing to issue or renew a policy on an older home.

Mold/Air Quality Testing
There are over 400,000 types of mold, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems. It can also cause structural damage to your house.

Radon testing
Detecting radon gas is crucial for ensuring your home’s safety. Our specialized testing service utilizes advanced techniques to accurately assess radon levels, providing you with peace of mind and actionable recommendations if necessary.

Termite Inspection
Protect your home from silent threats with our expert termite inspections. We meticulously examine your property for any signs of termite activity or damage, helping you prevent costly repairs and maintain the integrity of your home.

Roof Inspection
Whether you’re buying or selling a property, seeking insurance approval, or simply want to ensure your roof’s integrity, our expert inspectors are here to help. Protect your investment and secure peace of mind with a professional roof certification today.

Septic System Inspection
Having your septic tank inspected can save you thousands of dollars from major septic repairs if issues are not caught early on.

Well/Water Equipment Inspection
We provide thorough well flow testing services to ensure your private well delivers a reliable water supply. Our expert inspectors measure the flow rate in gallons per minute, assess water pressure, and evaluate the well’s sustainability over time.

Water Quality Testing
Find out if your water is safe and free from bacteria through our water quality testing service. Water quality testing involves analyzing a water sample to determine the presence and concentration of various chemical, physical, and biological characteristics. These characteristics can include things like pH, dissolved oxygen, turbidity, and the presence of contaminants such as heavy metals or pathogens.

DRONE SERVICES
At Above Board we are always looking to incorporate the latest technology to improve our reports and promote safety.
Drone technology has revolutionized the way we inspect roofs. It’s much faster, safer, and more thorough than traditional methods, and it allows us to see areas that were previously inaccessible.
As such it’s now standard issue to include high resolution drone photography in our general home inspections and our 4-Point inspections.
Some clients have even requested extended aerial photography of larger plots of land to determine future usage. As well as extended driveways or roads, ponds or lake access and fencing limits.
We are tested and licensed by the FAA to perform drone flights for commercial use.
We also use our drones to help create our “Draw Inspection Reports”.
If you need a draw inspection report, please see our services section here on this website.

DRAW INSPECTION
Draw inspection reports are an exceptionally useful tool used by lenders and investors. Through regular on-site inspections, a draw inspector reviews and confirms the progress of a construction project, becoming the eyes and ears of lenders and banks. This helps to protect the lender’s investment and ensure that the loan proceeds are going towards the collateral, all while reducing their risk.
At Above Board we act as third-party experts working directly with lenders to confirm that the work has been completed and provide photo documentation. We are happy to use our drone service to provide high resolution aerial photos as well as standard digital photography on foot.
If you need a reliable, professional technician to perform regular draw inspections, call or email us at Above Board Inspection Services. We would be happy to discuss fees and set up scheduling that fits your time frame.
Frequently Asked Questions
Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.
A home inspection is a professional, complete visual examination of the all the systems and physical structural elements of a home. Our emphasis is on identifying existing or potential problems that would affect a purchaser’s buying decision.
A home is the largest purchase most people will ever make. It only makes sense to find out as much as you can about the house you are interested in before you buy. That way you can avoid costly surprise repairs and problems with your new home. Our report will also advise you of what maintenance is required to keep your home in top condition. A professional inspection will give you a clear picture of the many systems and structural elements that make up the property. If you are selling your home, a listing inspection will point out any potential problems that might be uncovered later by the buyer’s inspector. Finding them early will allow you to address them before listing your home, making for a faster and smoother sale.
Our standard inspection report covers all the major systems and structural elements of the house. This includes the condition of the homes heating and air conditioning systems, plumbing and electrical systems, appliances, roof, foundation, attic and visible insulation, walls, doors, windows and all visible structures.
No, you aren’t required to be there for the inspection. But we highly recommend that you be present. It’s a valuable learning experience for most people and will help you get the most benefit from the inspection. By following the inspector, you can ask questions directly and the inspector can explain maintenance tips for specific areas. We feel you’ll be able to best understand the finished report and get the most benefit from it by having been there during the inspection.
The time will vary depending on both the size and condition of the home. For most homes, 2-3 hours is typical. But for larger homes, or homes in poor condition, it may take longer.
Absolutely. A professional inspection of a new home is important. We can spot potential problems early, while they are still easy to correct. It’s especially valuable to arrange an inspection before the interior walls are finished. As building professionals, we may find
A general home inspection, after the Certificate of Occupancy (C.O.) is issued, and with time remaining prior to closing, is recommended to uncover any defects and allow time for the builder to remedy them prior to closing. Major defects do not belong on a “punch-list” to be fixed after you own the home. “Punch-lists” should be used for minor and/or cosmetic items only.
problem areas where the builder has taken shortcuts or not done good work.
Chances are that even if you are very familiar with home construction, you still don’t have the knowledge, training and experience of a professional Home Inspector. We’ve inspected thousands of homes. We are not only familiar with all the systems of a home, and how they work and need to be maintained, but we also know what to look for to tell us that they are getting ready to fail. But beyond the technical expertise and experience a professional inspector brings, it is important to remember that the inspector remains an impartial third party. If you are involved in buying or selling a house, it’s impossible for you to remain completely unemotional about the house, and this may cloud your judgment. The professional inspector will provide an objective outside reporting of the facts.
No. The code of ethics of The National Association of Certified Home Inspectors (NACHI) prohibits its members from doing repair work on properties they inspect. This assures that there will never be any conflict of interest by the inspector. Our purpose is to provide an unbiased, objective third party report on the condition of the home
